The Macau SAR government plans to develop a 6,480 square meters reclaimed land plot in NAPE into government offices with a proposed 90 meters heigh limit, according to an urban plan submitted for evaluation to the Urban Planning Committee.
The land area in question is located near Rua do Porto and Rua de Braga near Ascott Hotel.
Known as Lot 12(A2/g), the area was granted to company Fomento Predial Golden Bowl Limitada in 1992 for the development of a three-storey annexe plus two 13-storey towers for commercial, residential and car parking uses.
In 2016 Chief Executive Fernando Chui Sai On declared the land concession invalid under the current Land Law, and following several appeals by the company to the local courts in May of this year the Court of Final Appeal (TUI) sustained the CE decision and authorities were able to start clearing works in the abandoned land plot.
According to an urban development plan for the residential building project issued in 2008, a 65 meters authorised maximum height limit was issued at the time since the area was included in the Guia Lighthouse landscape protection area.
However, under the new urban development conditions plan, future development was divided into three areas, with one given a proposed maximum height limit of 90 meters, another granted a 55 meters height limit and another with a 13.5 meters height.
The CPU will provided an evaluation of the proposed plan on Wednesday, with the Municipal Affairs Bureau (IAM) to still be consulted for the future architecture project.
Recently the construction of several high-rise buildings in the surroundings of the listed Guia Lighthouse listed site has led to complaints being issued by local concern group to UNESCO.
